In recent years, cities have implemented significant changes to streamline permitting and construction for ADUs. Proposed state legislation, HB2720, aims to define requirements to boost housing supply and affordability amid rising home costs and interest rates.

How long does the unit take to build?

There are many variables based on city permits and which model you decide is best for you. From executed contract to keys in hand is between 5-7 months.

Can I rent out my ADU?

What kind of things can increase project cost beyond the starting price?

• Unexpected issues, such as site constraints, soil conditions, or hidden damages, can lead to additional expenses during construction.• Costs can escalate if extensive site preparation is required, such as land clearing, grading, or longer trenching for utility connections.• If your property lacks access to the city sewer and connecting to the existing septic system isn't possible, your project will require a new engineered septic system to meet its needs.• Most properties often need an electric panel upgrade, which enhances the home's electrical capacity to accommodate your construction needs effectively.• Building in a Natural Area Open Space (NAOS) is discouraged due to legal restrictions, environmental concerns, community opposition, and the need to preserve natural habitats and ecosystems. Desire to build in these areas entails extra meetings, inspections, and city/county involvement to ensure land preservation.
